DJM Estates full management service comprises: 

 

  • Free inspection of property and advice together with rental valuation

  • Opportunity to join a guaranteed rental income scheme

  • Detailed management agreement setting out service expectations

  • Advertisment of property for suitable tenants

  • To Let board

  • Interviewing prospective tenants

  • Full referencing and credit check

  • Preparation of legal documentation

  • Preparation of inventory/schedule of condition

  • Collection from tenant of 4 weeks rent deposit (passed on to Deposit Protection Service) and up to one month rent in advance

  • Setting up standing order and collecting monthly rent

  • Forwarding monthly payment to landlord

  • Managing all repairs on behalf of landlord (cost to be agreed and deducted from guaranteed income payments)

  • Regular property inspections throughout tenancy

Rental essentials - the following can be provided by DJM Estates:

 

  • A Gas Safety Certificate must be obtained before the tenant moves into the property. These are valid for 12 months.

  • An Energy Performance Certificate must be obtained before the property can be marketed. These are valid for 10 years.

  • All free standing electrical appliances such as fridges and washing machines must have a Portable Appliance Test. These are valid for 12 months. This does not include integrated appliances.

  • Electrical Inspection Condition Report (EICR)
